At Greenleaf Realty we make the process
of selecting a property management company and transitioning to
a new company simple. If you are not currently under
contract with another property management or real estate company
we can begin right away. If you are currently under contract you
will need to terminate their services according to your current
agreement. We can review your current contract, assist you in
terminating it and welcome you to the Greenleaf Family.

The Rental Management
Agreement
Please review and download a blank sample of our
Management Agreement .We will e-mail the completed document
to you for signature along with the other materials necessary to
engage our services. Once we receive the signed Agreement from
you, along with $300 to establish your account maintenance reserve,
then we go to
work for you right away. When you sign the agreement you immediately accomplish several things:
- You create a legal agency relationship between
yourself and Greenleaf Realty, which allows Greenleaf to act on
your behalf.
- You turn your home over to professionals.
- You give us the authority to advertise your property in
newspapers, various websites and the MRIS real estate
database to assist in finding a tenant.
- And lastly, you take the first step toward the peace of mind that you will
enjoy after hiring a professional property management for your prooperty.
We will finalize the process by picking up the keys, security
deposits and all necessary documents from the discontinued
management company. We will also collect any documentation such
as mortgage coupon books, homeowners association payments and
any other copies of invoices to be paid monthly. It is also
necessary to have a copy of your landlord tenant insurance
policy for our records.
Tell Us About Your Property
A detailed synposis of the property can be provided by using our
Property Management Information Form
that we will send to you. This form details all the pertinent
information necessary for the administration of your property
including any service agreements you may have, what your
community amenities are, your insurance information, etc.
Improve the Curb Appeal
If your properties curb appeal makes a great first impression, everyone -- including potential tenants -- will want to see what's inside. So, it is important to improve your homes outward appearance.
Greenleaf will recommend ways to improve the marketability of your home. The Owner Vacating Checklist notes many of the items you should address when you move out.
Greenleaf can also help you coordinate cleaning, painting, yard work and other tasks if necessary.
