Application Process

Thank you for your interest in leasing a Greenleaf managed property. The instructions listed below are the steps necessary to submit a rental application. One of our leasing agents. will contact you to discuss your application, payment options and the terms of a potential lease.

  • Review the Rental Guidelines listed below.
  • Fill out an on-line application or download an appplication.
  • Every person, over 18 years old, that will be living in the property has to fill out an Application.
  • Submit $50 per applicant processing fee (non-refundable). Payment may be made
    online, over the phone, CashApp, Zelle, etc.
  • Submit first months rent in certified funds (money order or cashier’s check).
  • Submit two most recent paycheck stubs or tax filings, if self-employed.
  • Submit copy of valid identification (Driver’s License/Passport).
  • Allow 4-6 business days to receive a response.

Rental Application Guidelines

The following guidelines will assist you with the rental process at Greenleaf Property Management. Please review the guidelines prior to submitting an Application.

The items below will be used to determine your approval for a rental. The properties are rented on a first-come, first-serve basis and are rented to the most qualified applicant. The properties listed “For Rent” will remain available until the application fee(s), all necessary documents, the first full months rent, and security deposit are submitted. A Lease will be forwarded for review and signature(s), along with move-in instructions.

Rental qualifications are considered on the following criteria:

Credit Check

  • Social Security Number and Identification verification (Drivers license/Passport)
  • Credit Rating – Minimum of “fair-good”

Rental History

  • Evictions – within 3 years?
  • Landlord- Tenant Judgments?
  • Vacate last Rental with Proper Notice?
  • Late Rental Payments – If Any and How Often?
  •  

Civil and Criminal History

  • Arrest Record – Misdemeanors, Felonies?
  • Current Litigations
  • Sexual Predator Record

Employment

  • Debt to Income Ratio for Rental
  • Submit Verifiable Sources of Income
  • Tax Returns – Self Employed

Pets

  • Most Rentals – Pets are Not Permitted
  • Some Rentals – Pets are considered on a case by case basis
  • When Applying – include all Pets, Your pet may not be accepted if not included on the application
  • If Permitted – Monthly Pet fee and Security Deposit will be required
