EVICTION & COLLECTION SERVICES
Greenleaf Realty will handle both an eviction and credit collection services as part of our property management and leasing services. We will handle everything from the first “3-Day to Pay Or Quit”, to the final steps of sending past tenants to a professional credit and collections. Our goal is to provide timely and stress free evictions allowing properties to be cleaned out and ready to go for future tenants.
Greenleaf Realty will ensure the process is handled legally and opportune. Our office will handle going to court or mediation and stating our case to win the eviction. Don’t lose money on your investment. Our experience and expertise allows owners to handle other issues instead of unwanted tenants and collections.
Eviction (Posting) & Credit-Collection Services Offered To Current Owners And The General Public As "A La Carte To Non-Cliental"
- Prepare Proper Legal “3-Day Notice”/Post/Serve Notice At Rental Property. (if applicable) This notice serves as legal precursor to eviction, but most often leads to the collection of back due rent plus applicable late fees, posting fees.
- Prepare Proper Legal “7 Day Notice”/ Post/Serve Notice At Rental Property. (if applicable) This notice most often leads to correction of lease violations. If tenant’s behavior in violation of lease not rectified, this notice serves as legal precursor to request voluntary tenant move-out, after which, an eviction filing may take place. This notice is for lease violations only, not involving rent payments. Posting must be physically served/posted on rental property in allowable areas & in proper format. Field agent documents posting for landlord/owner with a picture & field agents signature & copy of posting. Tenant must be given posted 7 business days (no weekends & holidays) to comply or move-out.
- Post Notice To Terminate Lease. (where applicable) Only valid and mostly used to be posted after a “7 Day For Non Compliance Notice was posted, and ignored by tenants or occupants. Neither tenant nor occupants corrected, or attempted to correct serious lease violations.
- Place Proper Written Legal Claim On Tenants Security Deposit Upon Vacancy For Damages/Unpaid Rent/Unpaid Fees & Charges On Behalf Of Landlord. Landlord must supply lease if applicable, damage amounts owed, unpaid funds still due from tenant, damage pictures on disk if available, bid for damage repairs if available or estimate for damage repairs. Our office can implement certified claim on Landlords behalf if proper time frame allows.
- Field Agent Trip. Field Agent will take an hour to visit your rental property to inspect & document on your behalf, meet an insurance agent, meet an appraiser or meet someone on your behalf.
- Field Agent To Change Locks On Your Behalf. Prices may vary. Depending on number of doors locks to be changed and type of locks used.
- Send Tenant Judgments To A Credit & Collections Company. Greenleaf will send delinquent accounts and judgments to a certified credit & collections company. We can send them for you, on our company account, and track the progress for you. Our office will file against the tenants credit history, have place their debt on record. However, they will call for landlord/owner approval, prior to any final arrangement with tenants to pay “deal”.
- Garnishments & State Tax Returns. Greenleaf will work with the owner to collect delinquent accounts and judgments from past tenants by garnishing employment wages, state tax returns and bank accounts.
