Yes, all tenants pay a security deposit and it is put in an escrow account. By law, this account has to be separate from all other funds. The security deposit is held until the tenant moves out and will be refunded within 30 days, less any damages that are noted.

Yes. We maintain a highly qualified list of preferred vendors who provide discounts to owners. However, we are alwasy open to qualified new vendors.

Yes. We may have to continue using your lease until it concludes or we may be able to sign your current resident utilizing our lease. In cases where the resident is behind in their rent we can take the necessary steps to either collect the fees or evict.

To cover any unexpected or emergency repair(s), we require a upfront $500 maintenance reserve from the Owner.

Our office is available for emergencies 24 hours a day. If a Residents contacts our office at night, weekends and holidays they can leave a message on our answering service. Their call will be answered promptly. We have maintenance staff and plumbers available for emergencies 24 hours a day.

Greenleaf will handle all repairs for your property. You will be notified of all repairs and will consent to any non-emergency cost up to $300. If the repair exceeds that amount, we will get your approval. Also, you will receive an electronic alert any time we create a repair ticket for work at your property.

All rental payments are collected by Greenleaf Property Management every month. Once the Tenant makes their deposit, we will disburse your rental funds by the 8th business day of every month.

We will schedule and perform an annual inspection of the property. This inspection will check for roof, pipe and tub/shower leaks and other property issues. We also photograph the property and provide you with a written report. If you want additional inspections they can be arranged.

To prepare the property should be in pristine condition. The walls should be freshly painted, carpets clean with no tears or loose areas, clean appliances, clean kitchen and bathrooms and clean/new blinds. Finally, the yard should be in good condition both front and back. We are happy to inspect the property to assist in preparing it for rent.

Owners are responsible for any cost outside of normal wear and tear by the resident. Any damage outside of normal wear and tear will be charged to the resident per the lease.

We can pay bills associated with your property including maintenance bills, utilities, taxes, insurance and mortgages. We charge a small additional fee to pay mortgages. After rentals fees have cleared we pay mortgages and utilities, then we pay all other bills. You will then receive any owner proceeds checks.

Rental payments are due the first of every month. Any payment after the 5th is a breach of lease, and the tenant will be notified that payment if past due. Thereafter, if payment is not received, we will file the necessary court paperwork to remedy the issue.

Our goal is to rent your property within 30 days, which should be achievable. Keep in mind, that an overpriced property may never rent. Therefore, we will preform a competitive market analysis to determine best rental rate. We will also advertise your property on numerous websites to increase the visibility of your property and attract prospective tenants.

Yes, and very easily. We will handle all the necessary paperwork with your existing property manager to smoothly switch your services to us. Of course, at no cost to you.
