Part of the rental process also includes showing and listing properties to make it easier on the owner. Upon rental, we’ll take the proactive responsibility to collect all move-in fees required to include rent, security deposits and pet fees if applicable. A new tenant may pay all initial funds owed with a variety of collection and payment options for occupants. - Upon property listing for rent, a Field Agents will pick up keys and conduct property-walk through, and provide owner list of repairs or maintenance needed.
- Property photos taken for advertising and can also provide owner e-mail copy for records.
- Can provide bids for normal wear & tear clean up.

- Place large professional signage on property shows it’s available for rent.
- Will advertise rental weekly through multi Newspapers, Craig’s List & various other Internet Sites.
- Property shown on our company web site. Tenants on-line find multiple photos (5-30) showing individual rental & floor plan if available. Includes online detailed descriptions, interactive graphics, online shopping comparison program. Tenants may download a tenant application and resident handbook online to rent your property.
- Owners receive weekly web site hit updates by e-mail (if requested) shows activity and interest in their rental listings. Owners also receive email updates twice monthly from leasing manager to advise on comments.
- Can advertise your rental with Section 8, HUD, and FEMA programs in this area with your approval, as we are accredited in these rent subsidization programs.
- Obtain copies of tenant’s pay stubs, tax returns or bank accounts and driver’s license.
- Run complete local county records profile, along with statewide & nationwide credit check & background report, includes, eviction, criminal records, sex offender files and local county records.
- Confirm tenant’s employment and prior tenant landlord references with personal correspondence.
- Organize tenant’s move-in and supply them with the necessary contact information for utility companies, local schools, and services.
- We require tenants have utilities in their name by confirmation with all utility companies prior to tenant move-in.
- Agent meets each tenant and his or her family to review tenant information prior to approval. Prepare comprehensive lease or other lease provided by owner. Agent reviews lease in person with each tenant.
- Each tenant upon move-in given a Greenleaf Realty welcome packet of information to help them better understand some details regarding the home/unit and the area i.e. hurricane preparedness, how to treat septic systems with Rid-ex monthly, how to properly salt & treat well systems monthly, how to change water filters, how to change AC filters monthly, how to program sprinkler systems with constant power outages, and simple trouble shooting instructions for well & septic & sprinkler systems.
- Collect tenant security deposit equal to rent for owner to hold in bank trust account by law.
- Accept pets if allowed by owner, collect non refundable pet fees ($250.00 per acceptable pet) have tenant sign comprehensive pet addendum contract.
- Greenleaf Realtycollects upfront, 1 month rent, 1 month security deposit equal to 1 months’ rent & applicable pet fees.
- Tenants given scratch & dent form to complete in 2 weeks of move-in, and must send to you, denoting pre-existing flaws in rental, this avoids move-out disagreement for damages.
- Bank ability take tenant and owner debit cards, credit cards, cash, ACH bank transfer, personal checks, and wire transfers for rental payment move-in funds and owner repairs.
- Final computerized statement sent to total out your account, along with lease and tenant security deposit & applicable pet fees.
- Optional: Vacancy inspections walks done bi-monthly to check for security issues, bugs, proper AC settings, water issues, lawn, pool, potential mold.
